CBFS provides the expertise to manage facilities that are among the best maintained anywhere. We specialize in operations, maintenance, and support services such as custodial services, grounds maintenance, pavement clearing, asset inventories, and snow removal services for large government contracts, and can offer our superior service to civilian operations. CBFS recognizes that our customers value quality services and solutions delivered promptly and accurately. We strive to identify and implement best practices through efficient processes, effective management teams, and a highly skilled and productive workforce.
CBFS also works with SBA-approved Joint Ventures that allow us to expand our services into many other areas. As we have grown, we have made sure to continue putting our customers first and providing solution-driven services to customer needs through the support of our team of dedicated employees.
Our success stems from avoiding corrective maintenance. Instead, we utilize predictive maintenance and preventative measures to simplify building operation and reduce potential downtime.
CBFS has extensive experience providing Facility Operations and Maintenance (O&M) services to federal courthouses, post offices, educations facilities, warehouses, federal buildings, border stations and military installations throughout the United States.
Our maintenance services are utilized on projects of all sizes including multi-floor, multi-location,
and historic buildings, ranging from 18,000 square feet to 600,000 square feet per building.
Our operations and maintenance (O&M) management approach is designed to provide safe, timely, and quality services that support the diverse tasks of our customers. We identify and develop equipment inventory utilizing Computer Maintenance Management Systems (CMMS) software such as Maximo, DMLSS, NCMMS (GSA modified Maximo), MRI, SchoolDude, and MircoMain to develop a Preventive Maintenance Plan to optimize the processes of maintenance operations and ensure the life expectancy of the assets. We also work closely tracking Key Performance Indicators (KPI) and developing trend analysis to identify potential issues with equipment. We incorporate the best industry practices and past management knowledge to enhance the facilities’ equipment lifespan and reduce daily expenses.
A well-maintained facility leads to increased employee productivity and efficiency, plus a reduction in absenteeism. It also promotes professionalism at the workplace and ultimately helps strengthen a company’s brand image. CB Facility Solutions specializes in providing exceptional custodial and cleaning solutions for facilities of all types. Working with you, we develop a comprehensive and customized maintenance program engineered to improve efficiency and increase value – which can have a positive effect on building occupants.
CBFS utilizes advanced cleaning technologies and methods to reduce our environmental impact and lower operating costs. Using these systems, we have observed a 90 percent reduction in project water consumption on its current projects. Our staff only uses “Green” environmentally friendly supplies and products approved by the EPA. We can also deploy an advanced QC software application that makes inspection data available to our corporate office on a real-time basis. This application also allows our clients to have direct and immediate access to inspection data.
CB Facility Solutions treats each facility’s property like its own, working diligently to establish and maintain an attractive and healthy landscape. We work closely with clients to understand their needs to provide year-round ground maintenance solutions to keep the vegetation thriving and properties flourishing.
No matter your property’s needs and challenges, CB Facility Solutions provides the best landscape maintenance solutions to fit your budget and enhance your landscape.
CB Facility Solutions works closely with a professional local small business subcontractor to get the snow removed from your sidewalk, parking lot or driveway using top notch snowplow equipment. While our workers, O&M and Custodial crews, grab a snow shovel, blower, and bag of salt/sand to make everything sparkle, our plows get the job done quickly and easily with our snow removal services for safety of building employees. We’ll also push away as much of the snow as possible using the blower for extra cleanliness.
In addition to snow removal, we can offer de-icing services for sidewalks and parking lots. All our de-icing products are environmentally friendly and will not damage your paved areas.
The collection of dirt and fine aggregates can block water entry through permeable paving. It is important to work with power sweeping professionals who are trained to appreciate the effect that naturally occurring conditions like slope, surrounding tree foliage and adjacent impervious (hard) pavement areas will have on proper water flow. An example of this can be seen during a period of moderate to heavy rainfall: if the rainwater cannot filtrate through the pavement as fast as it falls, water will flow down a graded slope. Heavy rainfall that consistently flows water to a “low point” in otherwise permeable pavement can bring with it sediment that clogs the otherwise porous surface.
Maintenance of permeable pavement requires sweeping at least 12 times per year in moderate climates, less frequently in areas that receive significant snowfall in winter. Depending on the potential for clogging caused by vegetation, garbage, and traffic among other reasons, more frequent sweeping of porous pavements may be required.
Regular preventative maintenance includes water flow measurement of these surfaces to establish a schedule that identifies the point at which clogging begins to occur. The best method to measure how much rainwater can be accepted by a porous pavement area is to perform testing of drainage through the system. Our Best Management Practice (BMP) checklist then involves structuring a regular preventative maintenance cleaning of these surfaces.
An accurate Real Property Installed Equipment (RPIE) inventory is the foundation of an effective operations and maintenance program. RPIE is defined as equipment which is affixed and built into a facility as an integral part of a facility. The assets or RPIE is the starting point to develop maintenance procedures and preventive maintenance schedules to create recurring preventive maintenance via work requests.
RPIE, which should be validated annually, should ensure that the same equipment is in place as in the inventory/asset management program. In addition, after any facility renovation or construction upgrades are performed, the O&M contractor should perform a RPIE analysis of the space or building validating what equipment was removed and what “new” equipment was added to update the inventory.
CB Facility Solutions are experts utilizing, updating, and implementing Computerized Maintenance Management Systems (CMMS) such as DMLSS, Maximo, MicroMain, MRI, SchoolDude, and GSA’s NCMMS (Modified Maximo) programs. The CMMS systems tracks work requests, service requests and preventive maintenance work orders ensure the equipment meets or exceeds it life expectancy and provides the proper procedures to perform the maintenance either by industry standards or OEM recommendations.
CB Facility Solutions has developed a systematic, logical, and efficient approach to provide quality and accurate RPIE Inventory services utilizing weather-proof labels for each piece of equipment. Our process has been proven to be effective and efficient for courthouses, federal buildings, laboratories, warehouses, medical facilities, post offices, school systems, central utility plants and more where we have performed “successful” RPIE Inventory Services over the last 8 years, worldwide for multiple federal agencies.
